A:  
  • Contact the lender or loan officer - you should already have contact numbers but the borrower may have a direct line number or you can also check the third page of the application. The loan officer's contact number is usually listed there. This will probably be an office number and won't do you much good after hours.
  • Contact the signing company or closing agent who gave you the appointment. They usually have a lot of experience dealing with the desires of their clients and they may be able to handle certain logistics type questions.
  • If you can't reach anyone, remind the borrowers that they have a three-day rescission period during which they can contact their lender and settle any concerns they may have about the terms and conditions of the loan.
  • If the borrowers refuse to proceed - don't spend more than 15 - 20 minutes trying to "get them to sign" - you don't want to be accused of "pressing" the borrowers into signing - they could come back and say they signed under "duress".
  • If the borrowers refuse to sign - NEVER leave the documents with the borrower.
  • After you leave the signing - call your client immediately - even if you have to leave a message. Notate the borrowers' concerns in the file. Be sure to document who you called, the time/date and a brief description of the message left. Be sure to inform them if you left copies with the borrowers.
